PLANNING AND ZONING COMMISSION
May 10, 2005
1. CALL TO ORDER.
Chairman Seidl called the regular monthly meeting of the Marion Planning and Zoning Commission to order at 6:00 P.M.
2. ROLL CALL.
Members Present: Mooney, Golden, Adamson, Seidl, Nesteby,
Preussner
Members Absent: Neighbor, Olson, Techau.
Staff Present: Treharne, Hockett.
3. MINUTES -
a. Planning and Zoning – April 12 and April 26, 2005
b. Zoning Board of Adjustment –April 19, 2005
c. City Council – April 7 and 21, 2005
Motion by Mooney, seconded by Golden to recommend approval of the April 12 and April 26, 2005 Planning and Zoning Commission Meeting minutes as submitted.
All “ayes” motion carried.
4. REZONING -
a. Public hearing regarding Don Kensinger, Jr. and Kathy Kensinger, owners and Gemini Development, purchaser, request to rezone property located south of 29th Avenue between Lansing Court and 44th Street from A-1, Rural Restricted to R-2, Medium Density Single-Family Residential.
Hockett presented the staff report regarding the proposed rezoning request. Proposal was reviewed and found to be consistent with the Marion Future Land Use Map. Staff recommended approval of the proposed rezoning application.
Mark Nelson, 2875 Lansing Court, inquired if covenants have been submitted and if they are compatible with approved covenants in the immediate area. Nelson asked questions regarding the rezoning process.
Hockett indicated that covenants are not required to be submitted or approved by the City at anytime during the development of the property and explained the rezoning process.
Tim Mooney stated that the majority of lots on the Concept Plan submitted appear to have between 66 feet and 80 feet of lot frontage with depths of 120 feet to 145 feet.
There were no additional comments regarding the proposed rezoning and the public hearing was closed.
b. CPC Resolution No. 05-13 regarding Don Kensinger, Jr. and Kathy Kensinger, owners and Gemini Development, purchaser request to rezone property located south of 29th Avenue between Lansing Court and 44th Street from A-1, Rural Restricted to R-2, Medium Density Single-Family Residential. (Case #05-03)
Motion by Mooney, seconded by Adamson to recommend approval of CPC Resolution No. 05-13 regarding Don Kensinger, Jr. and Kathy Kensinger, owners and Gemini Development, purchaser request to rezone property located south of 29th Avenue between Lansing Court and 44th Street from A-1, Rural Restricted to R-2, Medium Density Single-Family Residential.
All “ayes” motion carried.
5. OTHER BUSINESS.
Treharne presented information regarding a training opportunity sponsored by the ISU Extension Office and indicated that anyone interested in attending the training contact him as soon as possible.
6. ADJOURN.
There being no additional business to come before the Planning and Zoning Commission, the meeting was adjourned at 6:33 PM.
